What LEED is

A system of prerequisites and credits to validate environmental performance

LEED® (Leadership in Energy and Environmental Design) is an international certification developed by the U.S. Green Building Council® (USGBC®) and recognized as a benchmark for sustainable buildings.

It evaluates projects’ environmental performance in areas such as energy efficiency, responsible water use, indoor air quality, materials selection, location and transportation. Through prerequisites and credits, it makes it possible to measure, validate and communicate project performance, with value in efficiency, reputation and compliance.

Project review and the award of certification are the responsibility of GBCI; Recurso V’s role is to prepare and manage the process together with the project team.

LEED rating systems

The right system depends on the project type and stage

LEED offers different rating systems depending on the project type, its use and its development stage. The first step is to identify which one fits your objectives.

BD+C · Building Design and Construction

Project types

New buildings or major renovations.

Examples or scale

Offices, hospitals, schools, shopping centers or industrial buildings.

ID+C · Interior Design and Construction

Project types

New or renovated commercial interiors.

Examples or scale

Offices, stores or corporate interiors within a larger building.

O+M · Operations and Maintenance

Project types

Existing buildings seeking to improve environmental performance in operation, maintenance and ongoing efficiency.

Examples or scale

Buildings in operation.

Homes

Project types

Single-family homes, multifamily buildings or entire residential developments. Evaluates energy efficiency, indoor quality and responsible use of resources.

Examples or scale

Residential.

ND · Neighborhood Development

Project types

Comprehensive urban developments: neighborhoods, mixed-use complexes or large-scale developments. Combines urban design, sustainability and connectivity.

Examples or scale

Urban scale.

Cities and Communities

Project types

Cities, municipalities or communities seeking to certify their policies, infrastructure, environmental performance and quality of life.

Examples or scale

City or community scale.

How Recurso V participates

Certification management: credits, owners and evidence

We coordinate the stages of the LEED certification process, from defining strategies to final submission: credit selection, technical and documentary compliance, and coordination with GBCI during review.

We work with those responsible for architecture, engineering, construction and operations so that every requirement has an owner, evidence and a due date. Credits are coordinated with the project from the start; they are not added at the end.

01

Initial assessment

We review building type, stage, available documentation and certification goal to identify the applicable rating system.

02

Credit matrix

We define prerequisites, target credits, owners and compliance risks.

03

Technical coordination

We follow up on design decisions, calculations, specifications and evidence produced by the team.

04

Documentation and upload

We review the file for consistency and prepare the information for submission.

05

Review management

We address GBCI comments and coordinate responses until the process closes.

Specialized capabilities

Technical analysis and verification within the LEED process

Beyond certification management, the scope can include specialized services when the project’s credits require them.

ASHRAE 90.1

Energy modeling

We carry out energy modeling in accordance with ASHRAE 90.1, required by LEED v4 and v4.1 for minimum energy performance and for credits such as Optimize Energy Performance.

The analysis simulates the building’s performance in operation, quantifies savings and compares design strategies, providing input for architectural, mechanical and financial decisions.

Fundamental and Enhanced

Commissioning

We act as Commissioning Authority (CxA) to meet the Fundamental Commissioning and Enhanced Commissioning requirements defined by LEED v4 and v4.1.

The process begins in design: we review specifications, verify installations and coordinate functional tests so critical systems (HVAC, lighting, hot water, BMS) operate according to the owner’s project requirements.

Strategy

Key credit analysis

Review of the credits with the greatest impact on project performance to define achievable targets based on stage, scope and available information.

Portfolios

LEED certification for multiple assets

We support developers with multiple simultaneous projects through replicable certification schemes.

We set standardized technical criteria, common strategies and comparative control tools that reduce costs, accelerate timelines and keep environmental performance consistent across the portfolio.

For multi-tenant developments we also develop Design and Construction Manuals and Tenant Design Guidelines aligned with LEED and EDGE. Explore the manuals →

Training

LEED training

Sessions tailored to the team’s profile (designers, builders, developers or project managers) on LEED requirements, critical processes, team roles and good practices for orderly execution.

Integration

LEED within a project strategy

LEED can be the main goal or one piece of a broader scope. When the project requires it, certification moves forward coordinated with design information and other Recurso V capabilities.

Sustainability

Strategies, analysis and certifications integrated into project and portfolio decisions.

BIM

Coordinated models as a source of information for quantities, calculations and documentation.

Architect of Record

Construction documents that incorporate the requirements defined for certification from design onward.

Next step

Let’s define your project’s LEED strategy

An initial review identifies the applicable rating system, the priority credits and the information the team must produce.
